As commercial buildings evolve, the demand for electrical power continues to increase. New tenancy fit-outs, commercial kitchens, EV chargers and specialised equipment can quickly exceed the available capacity of an existing electrical supply. While upgrading the incoming electrical supply is one solution, it can often involve significant costs, lengthy utility approvals and major infrastructure works.

Load management systems provide an intelligent alternative.

What Is a Load Management System?

A load management system continuously monitors a building’s electrical demand and automatically manages pre-selected electrical loads to ensure the building operates within its available supply capacity.

By selectively disconnecting non-essential loads during periods of peak demand and restoring them when capacity becomes available, these systems help prevent overloads while maximising the use of existing electrical infrastructure.

For many commercial projects, this can eliminate the need for expensive supply upgrades.

Project Spotlight – Winnings Showroom, Waterloo

Active Conductors Electrical recently delivered the installation and commissioning of a PLC-controlled load management system as part of the Winnings showroom development in Waterloo.

The showroom features multiple premium kitchen appliance brands, each requiring a fully operational demonstration kitchen for product launches, cooking demonstrations and customer events.

During the design phase, the consulting engineer identified that operating every display kitchen simultaneously would exceed the available incoming electrical supply. Rather than undertaking a costly utility upgrade, the engineer designed a PLC-controlled load management system to intelligently manage the building’s electrical demand.

Our role was to install, test and commission the system in accordance with the engineer’s design and project specifications.

The completed system continuously monitors the building’s electrical demand and, when required, automatically load sheds selected display kitchen circuits based on a programmed priority sequence. As demand reduces, those circuits are automatically restored.

Because it was highly unlikely that every brand partner would be hosting live cooking demonstrations at the same time, the load management strategy provided a practical and efficient solution while ensuring each display kitchen remained fully functional whenever required.

The result was a safe, reliable and cost-effective outcome that allowed the project to proceed without upgrading the building’s incoming electrical supply.

Why Load Management Matters

As electrical demand continues to grow, many commercial buildings are approaching the limits of their existing infrastructure. Load management systems offer building owners and developers an opportunity to maximise existing capacity while reducing unnecessary capital expenditure.

Benefits include:

      • Maximising the use of existing electrical infrastructure

      • Avoiding costly utility supply upgrades

      • Protecting switchboards from overload

      • Improving operational flexibility

      • Reducing project costs

      • Supporting future building expansion

    Delivering Complex Electrical Solutions
